摘要
BIM是当前建筑业领域内的一个研究热点。然而因BIM应用效益尚未被明确评估,我国BIM应用推广仍存在较大的局限性。业主方在建设工程项目和BIM推广中扮演重要角色,因此开展业主方评估BIM应用价值的研究工作,尤其是对业主方应用BIM的效益进行评价研究,对BIM应用推广十分必要。
针对上述问题,本论文在明确BIM效益概念的基础上,首先,筛选搜集国内外学者BIM效益研究文献,利用文献计量法从文献的年代分布、研究方法、效益评价指标等方面进行统计分析,得出了不同参与方在项目不同阶段关注的BIM效益各不相同的结论,并形成BIM效益评价指标体系。然后结合文献统计分析得出的研究结果和业主方BIM应用特点构建业主方BIM效益评价指标体系,形成分设计阶段、施工阶段和运营阶段的分阶段业主方BIM效益评价指标框架。同时提出了BIM效益评价指标的测算方法。再者,明确了在BIM效益评价中对BIM投资效率进行分析的必要性,并构建业主方BIM投资效率评价指标体系,运用数据包络分析法(DEA)的CCR模型对业主方BIM应用投资效率进行定量评价。最后,以某国际会议中心项目为案例,详细介绍项目中BIM应用实际情况和应用成果,并基于业主方分阶段BIM效益评价指标框架测算业主方设计阶段具体BIM效益,同时运用数据包络分析法对业主方BIM投资效率进行评价。
通过对业主方BIM效益进行评价研究,展现BIM应用价值,加深业主方对BIM应用价值的认识,进而为BIM技术应用决策提供良性影响。

Abstract
In recent years, International Building Information Modeling is oneof the research hotspots in the field of construction industry, while there arestill a lot of limitations for BIM application in China because of unclearevaluation of BIM benefits. Owners play a leading role in the operation of aconstruction project and promotion of BIM. Therefore, it is of greatsignificance to carry out in-depth studies and reviews on BIM value for owners,especially on BIM benefits.
Aiming at the above problems, based on the concept of BIM benefits,firstly, this paper collected the existing research scholars about the benefitsevaluation of BIM. And the paper made a statistical analysis of the papers,including distribution of publication year, study methods, indicators ofbenefits, getting correlative conclusions that different parties concern indifferent BIM benefits in different stages, and organizing the indicators ofBIM benefits. Then combined with characteristics of BIM application for ownersand correlative conclusions from the statistical ananlysis, the system of BIM benefitevaluation for owner in differnent stage like design, construction, andoperation stage was built. What is more, the evaluation criterias setted bybusiness evaluation theory. Secondly, on the basis of concepy of BIM investmentefficiency, the indicators of BIM investment efficiency was built. Andquantitative evaluation of BIM investment efficiency for owners by using CCRmodel in data envelopment analysis (DEA) was carried out. Finally, takedInternational Conference Center as example, actual situation of BIM applicationand application results was introduced in detail. The conclusion of significantbenefits and effectiveness investment efficiency of BIM was obtained bymeasuring the benefit of BIM in design stage and investment efficiency forowners.
Through the research on BIM benefits for owners, the value of BIM isintroduced and owners have a more profound understanding of BIM, which hope toprovide a positive impact on the application of BIM.
